REI is not like Shark Tank, I'd mostly be looking for loans that return a decent percentage to your private lender, anything else is likely to be unfavorable to you financially. 

If he find something unfavorable to you, which you may not have noticed, he will tell you and he will demand other parties to change the terms or negotiable with them.

But, IMHO, its a moot point because I don't think owning real estate in an IRA is a good idea, thanks to the unfavorable tax treatment.

I don't have experience in the City but my first mentor/realtor was unloading his City rentals due to what he thought was a unfavorable landlord environment in the City.Price wise I'm sure the County is a little bit more expensive on average for the same type of neighborhood.
