With that being said, I think Utah is a great market if you are looking for a mix of appreciation and cash flow (once rents catch up to the spike in the near future).I have posted extensively about this here on BP so look back at previous posts if you want to take a deeper look.I would be happy to connect and chat about where I see these types of investments transpiring.

I guess that was my point too in that yes, it's basically costing investor no.2 this 5% more, but it may not cost 5% more overtime in level of PM quality that transpires.

Best advice I could say is call your local banks and ask if they do portfolio loans and see what they say about your situation, it's amazing what can transpire information wise when you make those calls Best of luck, happy investing

I have been aspiring to become a real estate investor since 2019. however, because of events that transpired, circumstances that changed, and my own motivation that diminished I have not started.

Identifying the proximate cause of loss is key and what transpired from there.  

As I am, I believe, a woman of high integrity, I felt it necessary to update the public on what has transpired since yesterday when I posted my original topic for this forum.

One would think that this sincere lack of involvement would transpire into less production.
