@Sherita Delgado  I have spent my entire life in Tulsa and am intimately familiar with the terrible tragedies of the Tulsa race riots. 

Accidents happen....lots of people die from car wrecks, they die from using power tools, falling off horses, AND shooting accidents or tragedies.

Unless it is a tragedy like a fire,hurricane,mud slide .....normal people do not move in a hurry .WATCH OUT ALWAYS CHECK THE TENANT 

Mahalo...it is a nearly incomprehensible tragedy.

Through what I have termed "blessing through tragedy" I inherited a sum of money where I can purchase my first investment property in the cheaper markets (as I live in California where there is no such thing as a cheap house haha).

A few reasons:  if you do not have proper egress, you as owner will be liable in event of tragedy. 

I would hate to be responsible for a tragedy because I avoided a $50k renovation.

The fact that he "...made very little money on this project." is a tragedy for him yet you sound almost gleeful over this. 

How much does the insurance look like on a mobile home (I believe you have to get different insurance then a regular home), and what I believe is the most important thing is what is your exit tragedy.
