@Joseph Hammel,With Solo 401k there are two way to contribute: elective deferrals (which is $20,500 for this year) + profit sharing of potentially another $40K, but it is not a match but rather based on the percentage of your net SE income.

.- rentals do not go under an S-corp, which is why a separate PM company was suggested- S-corp technique on reducing SE tax is both tricky and costly, and you cannot set up your salary arbitrarily- you can only base your 401k on the part that IS subject to SE tax- you usually cannot generate enough "earned income" from this 2-companies setup to make it worthwhile for 401kSee, it is not simple.

@Steve Vaughan I think the magic number for SE tax threshold is $400, not $600. $600 is the threshold for 1099-Misc.

I've helped many REI's, and partnered with some) do this very thing.Yes, you may be able to cash flow in Midwest but the best combination of low-priced single family homes in great neighborhoods with better cash flow in growing cities can be found in cities in the SouthEast and South.Midwest, SE, South,...all of them have areas that work,...and don't.
