If it is a rental property, basic subway tile is perfect and rarely goes out of style.

If there is mold, it will usually be A) on the subfloor exterior, joists, and insulation in the crawlspace, or B) in any areas of water damage/water leaks inside the walls, behind tile in bathrooms, etc.

Tiling bathroom floors instead of laminate, nicer carpet, back splash in the kitchen, tiling around the tub instead of surround...

Are you using penny tile or 24x36 slab tiles?
