This could make your ADR less competitive, but if marketed correctly I'm betting that people might perceive more value, which keeps occupancy at least the same.I'm thinking of a model where you tell guests they have "add-ons included" like grocery delivery, prepared breakfast package, attraction tickets, inner tubes, etc.

So everything from a traffic ticket, to a drug offense, etc.  

Just like when tickets for a Steelers game are expensive you generally have more respectful fans, when they get cheap you get more people getting hammered and being jerks. 

I do not have any imminent capex or big ticket maintenance items (fingers crossed!)

Especially in this market with a house hack- that is the golden ticket!
