Because most owners of commercial properties are highly seasoned and have net worth of 8 or 9 figures and the ones who DO NOT often have counsel from very experienced people in the business to guide them properly when they want to sell.Commercial is more relationship driven dealing with higher numbers millions to tens of millions or more.Wholesalers might occasionally get a smaller commercial property but often at inflated prices.Experienced sellers can see through the wholesalers GAMES.

If you’re just breaking even, it may be worth holding unless you have better reinvestment options.On most of my properties I am break even or $50-100+/mo cash flow per a door.

It would be worth it to me to offer an equity stake in exchange for cash, I'm just not sure how to fairly structure this for both parties. 

Depending on the quality of the lead, how much work you’ve done with them, the exact source, the property in question, etc, they may range from worthless to worth a small referral fee.  

I have personally owned over 200 cash flow rentals and sold them as it simply was not worth it..

Plan on staying married no matter how rocky it gets, work through it, it's worth it.
