Thanks so much for sharing your story - that must have been terrifying to go paralyzed when you did!

Last time I checked, they don't work pro bono on specific performance suits.The point of this part of my post is this; A new investor ponders the idea of taking down a property and writing a check, actually taking title, committing to doing the rehab and funding it as well as hiring labor to do the work, then putting the property on the market and leaving it vacant susceptible to squatters and vandals while it is waiting to be sold, dealing with an appraiser and/or a shaky buyer, waiting on all these pieces to come together just to get a pay check and it terrifies the crap out of him.

This is what terrifies me about triple net deals. 

It may take a year to find 1 or 2 properties that meet my criteria, but I'm happy taking it slow and steady...The thought of leveraging up huge sums of money for 30 years just to make 5-6% in this economy is pretty terrifying.

I'm just terrified I miss some minute but very important detail and then I end up in jail.

I have a little over 30K saved up to invest, however, I'm terrified.  

The combination of the forums and the podcasts have taken me from completely terrified to confident that I can be successful in REI. 

I have a very deep desire to have control over my life and how i spend my time, and I feel that having a job is a direct violation of that creed, and that book hit me like a rampaging moose.  

You'd be amazed (& terrified!)

Meanwhile my market has produced a fantastic buying situation, but I am terrified.
