My cleaners take a video after every turn, my team goes in to check everything is good after cleaning and record salt and PH level logs and I have a licensed plumber who is in charge of maintaining plumbing, water heater, and boiler system with logs.

This isn't 2011-2013 days but many people are stuck in that time period STILL.As I finish my licensing study, I'm very grateful I chose this route as opposed to being a one trick pony.Wholesalers did themselves in by their method of operating.  

One who is active still and recently did a case study write up like this is Don Konipol, the other pops on every now and again and did a BP episode many years ago Aaron Mazzrillo so search those two names and read some threads.A more likely scenario is not what you mentioned as the ever growing note/value deal, at least not as outlined.

But I recommend you study it much more extensively before diving in. 

Lots of people who have trailers don't own the property they are on and sell them.As for the owner of the land expecting tenants to do repairs-there shouldn't be many repairs required to the land, just the trailer that is on it (which your grandmother owns and should be responsible for maintaining). 

Most renters cannot (or will not) take proper care of a pool.So...if you decide to go for a pool property, make sure you have it maintained...and charge it to the tenant.

Now maybe I am wrong and all the POH homes are spectacular and very well maintained with new roofs, furnaces and no water leaks. 

It is important to find something that was properly maintained, with modern plumbing, electrical and roofing. 

Once you do get buy something, be sure to look at a cost segregation study for the property.  

Investing in NNN lease (Walgreens, Dollar General, etc are your tenants) is also fairly passive, but you maintain a bit more control.
