@Jacob BegIf you don't have the stomach to charge late fees, adopt an automated payment system that charges late fees automatically so you don't have to even think about it.

I am going to collect much of your advice and make sheet out of it so i can give myself a pep talk when I'm getting that stomach churning feeling.Either I will have to rise to the occasion or I have to hire it out.  

This was a massive disaster but I was able to stomach it and get through it.

You will need to either have a good resource, a good marketing plan, a stomach for a true fixer upper, or get lucky.

Sounds like it is time to let them go (unless they can stomach that crazy increase) and bring that unit up to market rent. 

That's a good $2400 plus per month in rents; not a bad take if you can stomach college student (and medical students tend to study all the time around here).Gail
