There a handful that can do lower  than 620 at 50% LTV, however the rate will be very high My current score is around 670-680.

for me  a handful since early 80s  now in those days I was ONLY buying land that had owner contracts on them. 

Flat is easiest to touch up but I'd rather wipe and touch up eggshell than usually repaint a whole wall due to dirty hands, etc.

The only "hands off" real estate investing is REITs.

Weirdly, you may actually be able to get better terms and/or more LTV on the refinance if there is debt on the property as lenders have rules for max cash in hand (max proceeds you get at closing) for cash-out refinances.  

STRs can bring great returns but are higher risk and more hands-on, like small-cap stocks, while long-term rentals are stable and predictable, like large-cap investments.
