First, you really need to be 5 or 10 minutes from downtown, the stadiums, oakland, or southside for you to achieve a low vacancy rate.  

I expect there will be good opps in the granny flat thing/corporate short term/airbnb and or keep in mind a longer term future tear down/conversion for condos etc...Also figure another NFL team will be coming if you can get ahead of the stadium location.

I do believe that the property value will increase over the next couple of years due to the county finishing up with the construction of the new Atlanta Braves stadium.

The more you expose yourself to the area of your liking, you will learn whether you made a right choice or a bad one.I settled in the north Bronx- Woodlawn, and that is a 40 minute commute to Yankee stadium.  

The city is also about 15 miles north of the new Braves Stadium, and 15 miles east of Turner Field.My estimated mortgage will be around $650 ( not my college apartment rent, but close enough), and the list price is $87,500.

I know that condos in 85201 (next to the Cubs stadium) are great as vacation rentals...that may be a good place to start. 

With such close proximity to downtown and the new stadium, I anticipate appreciation.

The owner of a new restaurant I know, on Kennedy was renting a smaller house near the Stadium for $2400 a month.

I saw the prices around the Stadium are really coming up.
