If you haven't already joined the social media sites (same name as the book), I highly recommend them. 

Some do virtual things some are more on site. 

Please consult your trusted professional in getting accurate information as it relates to the estate.This site has 1031 intermediaries that have far more expertise than I have about 1031 but 1) you cannot 1031 a pure OO property.

To set the scene: A cost seg study breaks your property into two important categories:1250 "real" property aka the building, foundation and other long life assets.1245 property aka anything that can be accelerated such as 5, 7, or 15 year property like carpets, cabinets, or other site improvements.

So, I called the appraiser and explained that I would meet him on site to go over the paperwork.

I read the actual laws on the books in addition to seeking investor input on this site.    

At first, I looked at the various real estate crowdfunding sites.

A common bit of advice seen on this site is, "Don't spend $20K on a mentoring program when you could spend that money on your first deal and you'll learn much more."
