That ship has sailed, so make the best of it.My lease agreement states I am authorized to market the property and schedule showings during the last 30 days of a tenants lease.

PM's are nice if you find a good one, but not completely necessary, usually the most headaches with a tenant come within the first few months and once you get any issues ironed out it is usually smooth sailing in my opinion/experience.

Then again, if that's what floats your boat, then sail on!

You are assuming everything will be smooth sailing because of a new build, might be, might not be. 

I put an offer on one last week and was outbid, making me think i should have offered more like i was thinking, but unless the other offer falls though, that ship has sailed.

Once we talked about her relief, it was smooth sailing, but I did have a few financial bruises. 

Those businesses have weathered the storms and still sailing the ship instead of sinking.It's kind of like a new investor.
