This time open up your checkbook a lot wider.The trade-off here as others have mentioned above is that your pool of qualified buyers is smaller with the tenant-occupied property, plus who wants to sell to an investor, were all a bunch of cheap-skates.

Use a small diameter foam roller and foam brushes with oil based primer per the earlier post by a pro (I agree, zinser and Benjamin Moore make good ones)and throw the roller out afterwards.

And the border stones were locked in with stone dust and cement 3 to 1 mix dry packed and rolled with a vibratory drum roller . ( packs better than a little plate tamper)  Cracks filled with a 2 to 1 mic of wash sand and hydraulic cement dry packed .
