You have to know the area (comps, rents, if it needs repairs- how much, ARV - to see if your purchase will gain equity upon repairing it, neighborhood (schools/markets/roadways) etc. this will give you an idea of persons to target your rental property.

Whether you make it an issue will depend on factors very local to that property, such as access to roadway or alleys, whether you or a neighbor have fences or other structures close to where the boundary is expected, whether there is landscaping near the boundary, etc.2) In my area, buyer usually is allowed to select title / escrow company.

That part of Hayvenhurst, as you probably know, is a main roadway for commuters, so location is not ideal for homes in that price range.
