over the period of time , we have observed that Individuals or entity get paid finders fee / consulting fee specially on commercial transactions .I would like some feedback.

I could be wrong, but that is my observation.

I'm new to the real estate profession and looking to observe, learn, and get to work.

By observation from a few I've seen in the area:1) Find old guy, hopefully with limited faculties not aware of the market value of his property2) Tell him you love his place and will enjoy owning it and that you're his good buddy who cares about him.3) Offer him at least 10% under FMV and tell him no one else is going to pay that much.   

I am not here to recommend any attorney or say you must use an attorney because they will provide  better services than legal zoom but after years of observations I question if this should be your priority at this time.

A few observations:1.

From my observations, most  properties marketed by wholesalers are not  “off market deals”.

Two complete interior remodels, new retaining wall.

The land represents ~1% of the purchaseOn the contrary - if you purchase a $2 MM shack in manhattan on a postage stamp lot, the land could represent 99%Lever 2 - % of the property with a shorter useful life.Not all parts of a piece of real estate are depreciated at the same speed.Certain personal property assets have SHORTER lifespans in the eyes of the IRS vs the standard 27.5/39 year livesProperties with tons of this often have:- Over-developed land sites (hardscaping, pools, retaining walls)- Fancy Fixtures- Fancy Furniture (STRs!)

Any other clues or observations to make to understand if the tenant is good?
