I want to understand the process from start to finish correctly as to learn and replicate.

@Blake Lawrence, the tools will adjust your price up/down according to demand, special events and etc... but ultimately your base rate is what sets the tool.I used Wheelhouse & Beyond Pricing at the same time,  setting the same base rate( i have 2 houses on the same st that are the same size and rent for about the same ) , there was no notable difference on how their pricing adjustments worked, I did notice that Beyond Pricing was a little more aggressive raising and lower rates, but that can easily be replicated on wheelhouse if it is a strategy you want to follow.Beyond Pricing has the advantage of being the preferred Homeaway partner.Good luck

Hitch your wagon to a Pro, and absorb everything possible from them until your educated enough to set out on your own to replicate those success systems and processes.And remember that a person can only give advice and direction from there own success index.

Science - real science - depends on theories and experiments that can corroborate and confirm a large body of evidence to create "facts", generally replicable.

@Chris GarzinoIf you are lucky enough to speak to another local investor who told you where they had success, you could replicate that (doubtful though).

I absolutely loved his concept so I am trying to replicate it to some degree.

As for the third time you got lucky with market timing, that doesn't happen often and if you try to replicate it you put yourself in danger. 

Newbie to Landlording.Having read the book by Brandon Turner, I realized that there are few information gathering forms (such as Application, Potential Tenant Questionnaire, Move-out Survey Form, etc) that can possibly be converted to Electronic Survey forms (such as Google Forms, SurveyMonkey, Qualtrics, etc)If anyone is kind enough to share their Electronic Survey forms, I can try figure out how the form can be replicated with another person so that I can customize and reuse. 

For the basement I would do luxury vinyl tile that replicate wood floors.
