In general, DSCR loans will require the property to be either leased or at least "Rent Ready". 

Both units rented at $1500/mo with all utilities included.

We recently moved to TN and have both sides rented.

Yes, the government pays the Section 8 rent timely, but more and more tenants are having to pay a portion of their rent.

But I'm having trouble finding any properties that I could rent, BRRRR, or flip where I would even break even—let alone clear a profit or cash flow.My question is: When you hear that I'm essentially doing 100% financing, does that make it clear to anyone what strategy would be best?

If you had 150k you could buy one 400k property with 8k property taxes that rents for 2500/mo or you could buy two 200k properties with say 3k property taxes per month each renting for 1800.

Looking at SF, turn-key properties that I can rent.
