Just to expand on his point about a glut of new housing- we are certainly feeling it when it comes to leasing and renewals throughout 90% of the city. 

When the lease comes up for renewal, consider adding a cleaning service option, with costs passed on to them if it’s needed.

This could impact their ability to pay rent or want to renew.  

So far, I've only had one tenant leave (in addition to the horrible one that I refused to renew) and that was because she started making enough money that Section 8 was no longer contributing anything.
