it was 2y ago that i started investing in calls with her and i've since gone to a few of her retreats and such and continue to find a LOT of value in having her to go to. i also really prefer learning from someone 1:1 so i can just rattle all my questions at them and get more personalized advice, and the big guru people don't usually offer this; if they do it costs like half of my year's earnings lol. 

He can speak legalese, rattle some sabers, etc. in regard to proper foreclosure procedures, yadda yadda yadda.  

My first rattle out of the box I got the dream tenant and the less dreamy.

I recently listened to podcast #166 and matt aitchison spoke about when he would talk to private investors about potentially investing and he rattled off some ways in which he helps the potential investor feel confident and secure about investing with him.

A lot of gurus and list sellers, etc, will just post things or videos and say that what they are telling us works in any market and then they just rattle off the same techniques. 

When someone is going off on me on the phone, I let them rattle on forever.
