I graduated from college in May, and I am currently doing business development (sales) for a property management company while studying for my RE license.

This will hopefully be a monthly meeting of high vibe RE investor folks to learn from each other and have community, everyone is welcome.

Given that the seller is financing the deal for the 2 years and then the plan is to re-finance it with a bank, I am having difficulty producing such financial analysis.

Despite if it works and or what anyone says... arbitrage will always  have a special place in my heart since it was what got me started in this RE game. 

The podcast also talked about insurance claim re-housing where families lose their homes to a tragedy and get replaced through their insurance.

. :-)Also, I would not consider wholesaling as getting into Real Estate, nor would I consider arbitrage as a RE investment.

Real investors make a lot more money in REI than education. gurus can not make money in RE, so they call themselves gurus and try to scam people.
