It is exempt from the building requirements bc it was pre-existing in by laws.

I walk through with my cell phone on a note app like Evernote and write down everything that I seen that I'm pretty sure was not pre-existing (side note: I always walk around everything twice before discussing anything with the tenant, you'll be surprised how much more you see the second time around). 

In general, if you are starting out without any preexisting credit issues, make sound financial decisions and run your rental properties like a business, I don't think that you will experience any problems with your clearance. 

Find an issuer using the issuer's exemption who can establish a pre-existing, substantive relationship with the investor prior to an offering.  

I once had a landlord charge me $100 for a preexisting ceiling crack in a $500/mo student rental.

The NFPA 211 also states that pre existing construction is exempt from contemporary codes.

The two largest items being replacing some windows and reframing the roof of a pre-existing 400 sq. ft. back addition to the house. 

Place needs gut reno so it has been painfully slow working through the pre-existing city violations, getting an architect and now trying to find contractors in my budget for the interior.
