Hi there, curious if anyone local to OKC or an investor in the area knows of a website or has docs in regards to various zones/area codes and what their ratings/scores are in and around the OKC area. i.e. zip code: 01456 Grade: B-.

I've read over James Wise's Ultimate Guide to Grading Cleveland Neighborhoods but at 7 years old it's surely a bit dated.

It is a Maytag mid grade front loader.

It's important that we let them know that these are NOT "A" grade neighborhoods, nor are they dealing with a Nordstrom's tenant demographic.  

Also what grade neighborhoods are you doing?

I also dislike the equivalent of grade inflation- in the sense of just because it's all average wear and tear (?)

We grade our entire portfolio each year A,B,C and F.

B grade area and good schools.I think property 1 will be easier to get under list price but not sure of vacancy rate since it's a smaller town.

However the PM  (LSI) did not have a local office, but they had a payment plan via CVS Pharmacy where the tenant could pay cash at CVS, I know it sounds crazy.Also,  as I questioned the PM, the ledger changed.

The comps I worked out for our current project for a 3/2 with rental grade finishes (prob $270k ARV) in a great location in midcity were around $1800-1900/month.
