Try when there is a problem with a property or a portfolio to get everyone to agree with a voting share for TIC's.Seen lot's of investors call me years ago where they lost their *** but that pharmacy they bought was still cranking out cash flow and they were thankful they had it.DST's and TIC's have a lot of drawbacks also.

I have attended the local REI meetings and found them to be very beneficial but because of my work schedule (retail pharmacy) I am regularly unable to attend the Saturday morning meetings.
