People are having success and failure in every market. 

In my experience, many states view each failure to make a payment a unique default subject to its own running of the SOL. 

FSBO's have a terrible track record, and data shows that FSBO's sell for less than listed properties, take longer to sell, have a high rate of failure/ usually end up being listed, and often end up in litigation (usually failure to disclose issues).

Calculate failure on each deal.  

Encourage Innovation and Risk-Taking Create a Culture of Experimentation: They encourage team members to think creatively and experiment, understanding that failure is part of innovation.

You will get some of the same responses, but look for someone or multi investors you can meet with and buy them a cup of coffee or a beer and ask them to share their successes and failures.
