The combination of families looking for more space, good schools, and a quieter lifestyle has been a big driver of demand.For my investments, I’ve noticed:High tenant quality: Families or professionals relocating to suburbs like Naperville and Wheaton tend to stay longer, which helps with stability.Increased competition: It’s definitely tougher to find good deals, especially in top-tier school districts.

Reverse exchanges tend to be much more expensive than traditional 1031 exchange. 

In a nut shell, BP is helping me grow closer to my REI goals and its priced under 300 bucks.  

The tenants at that price points tend to be more picky and will require more attention than a tenant in a 1500sqft home would.

Because rents here tend to outpace inflation over time.

They tend to be slightly better deals than what you might find on the open market.

Big cities tend to have more regulations, more crime, more leftist-leaning policies that hurt investors and private property rights, etc.

Airbnb price suggestions tend to run on the low side.

I allow pets and charge a pet rent of $35 a month, its nice bit of extra money and pet owners tend to stay longer as tenants.
