I'm guessing because most newbies have never gone through a situation where they invest in unsecured notes (if we can even call these notes) and they stop receiving payments. 

I anticipate my response may receive some criticism on this forum since I’m a newbie to the game.

. - They know the process cold, so shouldn't make a newbie errors. - They are arms-length. 

Then as a newbie, you might want to undercut the cometition for a while so you can build some reviews.....

I feel like a complete idiot, as I am not a newbie at all but had recently moved to Illinois, and most of the usual lenders I use do not lend here.The broker will now not respond to any calls, texts or emails.

Are there any newbie 1031 exchange resources?

I am a newbie so my goals in 2025 are to buy house hack plus - at least one MTR property in my local market and/or one MTR/LTR in a more affordable market - lend private money on at least one short term deal- 

I use to mentor newbies at an extremely low fee.
