Consider teaming up with a mentor or a partner who has the experience and is willing to guide you.

I mentor several people, mostly those who are just starting out.  

I can say you and I are probably in similar shoes.Currently I am working on 2 single family homes with this strategy, with the help of my realtor and mentor,Gloria N Gear.

I also mentor 7 friends, family (free).

There have been a few people that have done Sub2’s that come on here bragging about it.. those that do come on here bragging about seem to be  helping someone promote their product/mentoring , have a product or mentoring they are trying to remote directly or indirectly themselves, or simply do not understand the landscape of Bigger Pockets site.

I've actually Looked into Micheal and Elizabeth Chang, and was looking into getting mentored by them/their team.

.- is your mentor unable to provide referrals, insight, assistance?  

Sometimes I still do, but I now know who to talk to and how to approach things.I’m sure you’ve also heard people say you need to “find a mentor” too. 

In Mentor a bit nicer neighborhood I have a 57 unit and right next door to that in Willoughby another 9 unit we purchased that one 4 months ago.
