My clients are still buying long term stabilized single tenant NNN more 10 to 15 year type stuff.I am buying with my syndication all cash short term lease blend and extend opportunities.Accredited investor 200k minimum per property for LP'sTypically pay 8 pref on value add deals and split cash flow thereafter 50/50 between LP and GP.Closed on Walgreens last month at 11 cap rate absolute NNN with 5 years primary term remaining.

I wish we could tap into equity as easy as that. let me know if I can help in any way but probably not to answer your question. if you can split the lot and sell half that might be an idea to recapitalize. that's the the only way

While doing an Airbnb seems like a good idea it does not resolve the issue of the divorce and splitting the propertyI still think your best bet is to drop the price and sell it and start your life over.

Take a run down property in a nice area and then you can REALLY improve value.I think an investor who wanted to invest in SFR might want to conduct an experiment.They could do a split comparison between 2 investments.Buy a property in the hood for 40,000 which TK companies say is (newly renovated)AND  Find a below market property needing work in an A to B area.

There are too many ways for it to go sideways and only one way for it to work (you stay on good terms with your ex and everything goes perfectly with the house, you split the proceeds fairly when you sell).

In most other developed countries it is 3-5% total with various splits to buyer/seller (similar to expensive markets here where average is 4-5% total), plus they have 15-20% VAT in these other countries that gets absorbed into the deal.
