I would hold it for as long as it made sense for myself and my partner. 

I as long as I have not less than 35- 45% profit I'm good. 

But assuming its a stable but growing market, every dollar of Net Operating Income you are able to force is explosive to the underlying asset value.Under both of these scenarios, you do not need to syndicate as long as you don't go too big on the deal size.

Winter doesn't bring too much extra cost as long as the home doesn't have outdated appliances and has sufficient insulation.

Commercial zoning would be okay as long as the property is considered LEGAL but non conforming.
