Highly recommend (I require) collecting first month's rent prior to handing over keys.

I've been on this board since 2010 and haven't found an example yet.

Is it turn-key, or deferred capex?

All 3 duplexes were turn key?

The key to this is finding a HML that doesn't require access to the property for an appraisal.

Is the higher price agent inflating to get the listing or is the lower price agent just not keyed in well enough in the specific neighborhood? 

They did a great job and the property was very turn key.
