Have had some irritating issues from this couple.

We had a closing delay when the seller came down with the flu and it cascaded a bit from there.  

That's what bothers me most.While not getting the entire rent is not right and irritates me greatly, I would rather get some than none.

I can still close the other deal so it's more of an irritant but as I stated, I accepted less for a quick close.What would you do?

No less irritating though. 

Stress causes physical problems such as depressed immune systems that can make one vulnerable to infections, flu, and even cancer.

Build the relationship, it is far more important than the irritation at their inflexibility. 

They only add cost.I could go on about the cigarette butts in the parking lot, the burns in the counter tops, sink tops, window sills, flooring, the tar on the walls, in the filters, on the ceilings, light fixtures, outlets or switches or the irritation to the non-smokers in your building, but that wouldn't be news to anyone.  

My agreement with my PM is silent on the topic of late fees, covered by this generic clause: b.Operate the property according to good business practices pursuant to a general overall plan as established from time to time by Manager and OwnerI normally e-mail my PM asking what their policy is and go from there.I've had to focus on the really big things and let the minor irritations slide.  

@Marina Flu  does not seem like the numbers work for that asking price.
