Oh very interesting, I'll have to check the planning commission meeting notes because this was a hot topic in Denver the last few years so if it was discussed there on public record I'm surprised it wasn't in the news at all before!

I'm a local Baltimore realtor and I know for a fact that this market is red-hot and everything, and I mean anything, can be sold for the right price.

They're looking for a stable market that is gobbling up houses just after a slow period so they can still get good deals on land before it gets hot and popular again.  

I know Alberta is hot at the moment but it worries me as I feel as though i would be going with the flow.

Affordable housing is RED-hot at this time, especially if it's decent 3br+ housing sub $2k.   

I was able to replenish emergency fund money I had to dip into for furnishing, was able to pay off a hot tub, was able to replace 2 garage doors and paid for a larger repair this year.

Do you still have furnace and hot water tank?

I will mention that a hot tub could really increase the frequency of bookings. 

The "fast turn" metric would suggest that is a hot property. 

I've found too many CRE owners overpay in a hot sellers market (much of the U.S. ) with a 1031 exchange + take on too much debt, since this is what they are used to and maybe the only strategy they know.
