The government, ie other citizens, controlling what you choose to charge others to live in your property is a horrible thing.

LTV caps will range from 70-85%, although terms will probably be horrible at 85%.

So a deal that look great to one investor will look horrible to another and vice versa.

The friend of a friend is probably not a horrible human being but is instead not a great businessperson.
