Now it is a pretty landlord friendly state.Ohio - property taxes are high relative to many other states but in many cities the rental rates are high (better cash flow) as a compared to the house price and therefore a relatively low price-to-rent ratio.

@Paul Cijunelis  thank you for this response Paul, well I firstly got interested in CRE when one of my high school teachers told me about how he does it and that kind of started my interest, I really love CRE because I've noticed it's a very lucrative and risky business like high risk high reward, but not just that I really love seeing a bunch of properties being brought back to life with renovations.

If so you could run the numbers on taking a loan on the zero-debt property to pay off the other.I'm still unclear on the goals - you've brought a lot of other things into the equation (e.g. paying of high interest debt, STR as personal vacation home, stocks/dividends, etc.).

Many of these lenders allowing 2nds behind them are more expensive capital (10's - 13's in our current market [high rates - but now showing signs of coming down]).
