lead management , CRM , sms , ringless voicemail , email - followup systemour company has been looking at several customer relationship management systems. we do not need websites. we are interested in followup systems, based on frequency. email is sent weekly, followed up by sms sent weekly, followed up by ringless voicemail sent weekly.. we have noticed that many online softwares, are either too complicated, or too limiting.

You seem to assumption that live data = frequent continues updating by the PM, perhaps some landlords might misconstrued it to be so, I would think the PM should inform them of our best to us it, and the frequency or interval of updates should remain the same as long as they keeps a good workflow going.I do agree with you that for SF this might not be relevant, but for those of us with multiple MF properties it is of great relevance to be able to have access to this data for analysis and insight into how the various properties are doing.

Also I'd suggest if you are going to mail, it's better depending on who you are mailing to, to mail 6-8x a year to the same people, vs more people, but less frequency.

Some investors might balk at the percentage but when you factor these are low income areas and the rents are low the PM isn't making much for all the drama.If you were a PM and could manage an asset in an upscale area instead for say 8% of 2,000 rent that is 160 a month.13% of 600 rent is 78.00 a month and you are dealing with double bookkeeping, high frequency of damage and evictions, multiple trips and constant monitoring of the asset to keep it performing etc.So it's easy to see why many PM companies will not even consider these places.
