You'll likely be able to get a 5% down, 3.5% 30 yr am - but also consider interest rates on are on the rise, so we might start to see a flatter rental market, and a slowing/declining RE market - so if you're comfortable having a small amount of equity in a property as things get tougher then go for it.

A tenant manipulating a landlord and undercutting my ability to act on the landlord's behalf by going around me puts the landlord at risk, financially, legally, and emotionally.A good property manager (I will flatter myself) is a first-magnitude poop screen.

I don't see why anyone that works an office job and does modest real estate work on rental properties would need a bigger or fancier car in a flatter or less snowy part of the country than Colorado, and I feel that even my 2014 corolla is a lavish choice, when a 2007 or even earlier model would get the job done just as effectively.

Though I’m sure it’s flattering to think that way if you’re staying. :) And there ARE plenty of opportunities to make it big here.
