With all the booming RE investing activity taking place in your city I'd suggest making acquaintances with some local investors with plenty of experience and picking their brains for extra knowledge.The one time I visited Atlanta was a few years back to attend a Prog-Power festival.

Also, you could rent out for festivals and graduations/events other times of year.Some areas (Watkins Glen specifically) has disallowed new short term rentals so I'd  be careful and do specific research in the municipality.
