@Jack B. yeah, it doesn't really work in that fashion. 

I’ll just have to do the old-fashioned way with spending more money or either seller financing if I want to save as much as capital as possible.

They came into fashion 12-15 years ago.

Old fashion spring traps worked pretty well.    

I understand that rental payments for property owned by my SDIRA account (custodian, not LLC-type) need to be handled in an 'arm's length' fashion.

In a similar fashion, if you can imagine how much landscaping and underground infrastructure is in a golf course as compared to the clubhouse, that will give an indication of why an extremely high percentage of the property's value is allocated to the land improvements.

Your experience is valid as it pertains to you personally, however it seems like good old fashioned bad luck for one person to have that many cancellations.
