If you buy basic American appliances without fancy doo-dads, they generally last a long time and you don't need any extended warranties. 

Will people tell you how and why (I didn't do anything fancy, its just how the tax code works)? 

If A, I would go with FANCY option. 

The problem is that you buy by the square footage (and the fanciness) and you rent by the number of bedrooms.

We got a guy here in Cbus/cleveland who fancies himself something of a youtube star, his listings tend to sit for a long time because they are overpriced, his rent projections are generally pretty high and not reality, and he generally doesn't accept offers with inspection contingencies.
