It's an older, otherwise neglected single family in an upscale neighborhood of elegant but similarly aged and well-kept properties.I would like take on the project.

I hate to use cash, but if push comes to shove we could just buy it.Anyone ever come up with an elegant or easy way to do this?

Hoping to add $100/mo to each 1-bedroom by making it more "elegant").The challenge here is that I know I can't get more than $650-700 for each 1-bed, because that is similar to the price of a 2-bedroom in the area.

Vicostone is really nice, silostone is really nice -- it feels a lot more elegant than granite.

It really is a shame that Houston utility providers don't seem to have a more elegant solution in place but alas, only so much that can be done.

Also be aware before you start of the amount of soft costs involved just in A&E, legal, title, etc.

The process is elegantly named mucking out.The mucked out soil is hauled away and is replaced by red clay.The final pad on which the house will sit.
