One way I'm thinking is if the note between me and my LLC shows quarterly or semi-annual payment, or some other payment terms, that would give me time to Refinance the loan without having to make any type of monthly payments to the LLC and just take care of the HELOC payments.Right about now you're probably really sorry you've been so helpful, BUT, you can tell I am very green behind the ears!!

I called a real estate attorney today based on a Google search, and I got an earful about how Subject To was not possible, the bank would call the loan due, I need to have 'very deep pockets', etc etc etc.I know it's possible and there are people doing these types of deals.

For problem renters (late rent, noise, lease violations, etc.) you should inspect more often, maybe every three months.I would give the bad tenant a notice of inspection within 24 hours.
