I did have to pay points (and we locked in just before the interest rates went up again) but the math showed it was worth it to me in the long run to pay it up front as I'm a long term holder.  

Small details like a handrail on stairs or window locks can cause your unit to fail an inspection, delaying the start of rent payments.

Whether you are looking flip the property or hold on to it, getting a 6 or 12 month fix and flip loan doesn't lock you in for that time.

I am sure some will do it with phone and e mail etc.. but I suspect they miss the best deals.Just like top wholesalers they have buying agents when a lead comes in that buying agent is over to the house and meeting with the folks ASAP so they can lock it up.. if they are non owner occ then yes this is different but now your talking about investors as sellers different mind set .  

It’s hit and miss, really need to deeply understand what they offer, if they will work for you or against you, whether they sign the lease or you (I prefer me, to reduce that lock jn). 

I'm sure current interest rates are higher than what you have locked in, and properties in an LLC are subject to higher rates.

Changing locks and holding contents hostage maybe.
