In fact, all owner occupied loans that follow VA, FHA, Freddie Mac or Fannie Mae guidelines require that the owners move in within 60 days of settlement.You can only buy now and move in next year if you get an investor loan.Yes they run about 1/2 point higher than owner occupied loans and maybe even higher than that compared to a VA loan. 

Safeguards- You will want to verify the loan was sold or will be sold to Fannie Mae, Freddie Mac or the Federal Home Loan Bank.

It was a foreclosure that Freddie Mac actually put 30k of renovations into prior to listing it.  

Therefore you should not need to change service panels, since since mini's are such low current devices(comparatively).

Like I think I heard an add for VRBO today saying that exact thing on that old device we call a radio..

Also it's a good time to look around to see if the tenants have a bunch of stuff plugged into an extension cord somewhere in the house - new service, old wiring, and multiple devices on an extension cord pulling juice from knob and tube wiring is no bueno.Do not call your insurance company about the repair!

@Scott TrenchFreddie Mac just announced that as of July 28th they will be doing away with the no income limit restricted area's for Home Possible, which allowed for house hacking up to 4 units with only 5% down.
