So I see it as a familiarity issue with the RE industry.For example, in syndications, I see sponsors contribute a large sum themselves to depict they have skin in the game, but do not reveal that they are collecting a higher amount as fees at closing.

That differs from the leverage in RE that is not backed by any value other than the RE.3) recognizing that most investment RE is at high LTV, the RE appreciation that you depict provides a return that is compounded for the LTV.4) I am not impressed by multi millionaire.

I am not overtly concerned because of the cash flow depicted by the 50% rule (you may be low here, but maybe conservative elsewhere).  ~$800/month cash flow equates to $200 unit.
