The roof caved in on a mud room, home owners insurance covered the exterior and the renters insurance covered damage to items on the interior.Hope that helps,Chris Pre

In this case, the guy seems wiling to pay more than a hard money lender would charge, so I'd be asking myself why that is.Second nugget of free advice is never loan against any property that you wouldn't be delighted to own. 

Aircraft hangers are extremely passive .. and many are rented to very high net worth type folks who keep their car collections in them build a man cave in them.. have their million dollar motor home in them.. and of course their aircraft.I bought our hanger it was a condo project.. so we have an HOA and a ready room.. but if I look at my neighbors one is Warn winch's they have a 3 hanger set up   a Citation jet  a Beech 1900  a war bird  a L 39  single pilot jet trainer motor home car collection boats you name it.. 

The delight regarding a wood frame house is that you can usually buy it cheaper than concrete block.

We made the mistake of demoing 2 trailers that had roofs caving in. 

LARGE den with bay window can be a game room, man cave, study or family room!

I will offer one piece of advice from a gent that has 40 years of experience in building PM Co's - "Build a service that will delight your clients". 

As soon as I and renewed the lease the tenant wrote me this long message with all these thing wrong, including drain smells bad(she’s been putting bleach down the drain to kill the odor, the lights in the kitchen and bedroom are flickering(this ones easily fixable) & the bathroom floor is in-caving because of water damage(she suggested a new shower door).

So I am delighted to furnish my cabin this way, even though it is not at all my taste.Basically, I am looking at these cabins as businesses, and I'm doing everything I can to appeal to the clientele.

There are also some great caves in the Black Hills.I have found most of our purchases from MLS but I am regularly presented off market listings (close to daily).
