I attended the RALA 3-day training in Phoenix and took a couple of online courses as well, and while I found these courses to be very valuable in helping get a clearer understanding of the space and what it might take to be successful, I eventually I found it most beneficial to bring in a partner/advisor who has built residential assisted living facilities here in Texas and has been running them successfully.

If you want it to run well, you may be spending a lot of time at the property.

He's lived in Japan a few years as well (Fukuoka, I believe).

There is well developed  case law that points to a guarantor having to receive a benefit in order for the lender to hold them accountable in the event of a default etc.

They started advertising some of their properties on my Investment Properties For Sale Show, and I have liked working with them a lot as well.

Not to say you cannot do well, but it’ll take some extra TLC.

One thing to think about is when doing heloc on primary if you want to refinance you need to get their signoff as well as your primary loan which could cause complications. 

Southlake probably never was, Frisco if you bought 10+ years ago probably has done well.
