Hello,I’m looking to possibly build a cookie-cutter/basic, small apartment complex (10-20 units, one level, no basements, etc.) in a local town.

Being a midwest/rust belt raised guy, I'm confident that I can find very simple and cookie cutter 3 bed 1.5 houses for about 60k in Michigan, Indiana, Ohio for 60k-ish and rent for $700 a month in decent neighborhoods.  

I guess we will see if I can rig it in somehow. 

There's also "Hoho," for "House of Horrors," which a fellow landlord bought and had all kinds of rigging in it from previous owners trying to be creative and cheap with the fixing, I called it that when I went over there and the name stuck, he still talks about how Hoho is giving him trouble.

They like cookie cutter deals.

The property has 2 separate buildings on a (small) parcel that normally would just have a single, detached home.The front "normal" home is your typically cookie-cutter 3 bed, 1 bath. 

It depends on how cookie cutter the comparisons.

It looks like a lot of homes in that area are not necessarily cookie cutter and comparable to other sold homes near by.

Developers just keep building these huge master communities with cookie cutter homes and people keep scooping them up.  

You can't apply a cookie cutter approach to it.
