Hi BP folks,My name is Chuck Williams and I am a graphic designer during the day, night, and weekends.

This is one of the joys of having cute little apartments in a desirable area, a lot of my tenants are lovely young people just starting out who will end up making a lot more than me!

Home is in Metro Denver area, an up/down brick duplex with attached one car garage for each unit, decent size yard with mature trees.Really cute home that I immediately fell in love with.What I am not in-love with however, is the potential structural issues that come with this home.Thus I ask, “How can I move forward with making an offer on an investment property with evident cracking?”

My wife is currently getting her associate's degree in graphic design (while working in our business full time). 

I am a 3D artist, creating motion graphics for game day events and renderings for project bids on LED displays. 

She started a second truck to double our service business (still legally 100% my business), is getting a graphic design degree to freelance as a side hustle, and is 100% on board with my RE goals (albeit she doesn't nerd out on BP Like I do).

just to throw this out there, but by me all the foreclosures ive walked int, yeh they had the cute little stickers saying they were winterized, but nope the plumbers would dump some antifreeze down the toilets and call it a day, if you look real close at the heating systems almost always they're popped somewhere.

Those (along with cosmetic updates) created a super cute and cozy home at a very reasonable price point of less than $180k.
